1.  Rental agreement

The landlord and tenant expressly agree that the rental agreement is concluded by sending the booking form or any other e-mail traffic.

The rental agreement will contain the address of the holiday home, the rental period and the arrival and departure time. Also the rent, surcharges, deposit, cleaning costs and payment terms will possibly be mentioned.

2By  written or e-mail confirmation by the tenant of the rental agreement transferred by the landlord, the rental agreement between the parties is concluded and the tenant hereby accepts these general rental conditions, without any reservation.

  1.  Method of payment

Before a booking becomes final, 25% of the rent must be paid. The remainder of the rent must be paid at least 6 weeks before the holiday house is put into use.

The landlord's obligation to provide access to the property is postponed until the rent is fully demonstrably paid.

In case of late payment the tenant will be in default. The landlord will inform him of this matter by official writing. He still has the possibility to pay the amount due within 7 days. If the payment then also fails, the rental contract will be canceled on the day of the default. The prepaid amount of 25% counts then as cancellation costs.

If the rental agreement is concluded within 6 weeks before the day of commencement, the entire rental price must be paid immediately.

The landlord reserves the right to cancel the contract due to weighty circumstances. In that case, the tenant will be informed as soon as possible of the cancellation of the rental contract and will be refunded the already paid rent within two weeks after cancellation.

  1. Amount of persons

The holiday home can be accommodate up to 10 people.
The landlord has the right to deny the holiday house  if this number is exceeded, without any right to compensation or reimbursement of the amounts already paid.
Pets can be allowed by express permission of the landlord, the landlord has the right to charge a surcharge for this.

  1. Sublease

Sublease of the holiday is not allowed, as well as the addition of any form of overnight accommodation on the property or the landlord has given explicit written permission for this.

  1. Acceptance of good condition

The landlord offers the house, garden and pool and the tenant accepts the property in the state as it is, this will say in a good state of maintenance, safety, hygiene and habitability.

  1. Damage

The tenant is liable for damage to the holiday home caused by himself and / or by his traveling companions, pets or visitors. He is responsible for the house during the rental period and he obliges himself to keep the house clean and tidy.

The grass may NOT be used as dog whey, when determined the costs for replacement will be charged to the tenant.

The tenant accepts that the property is in perfect condition. When determining any damage at the start of the rental, the tenant has the obligation to report this immediately to the landlord. If the tenant does not make any comments at the start of the rental, any damage that the landlord establishes after the end of the rent will be irrefutably suspected to be damage caused by the tenant.

  1. Guarantee

Upon arrival, a deposit of 500 € is paid to the landlord before he can take the holiday home into use. After deducting any consumption costs and any compensation in case of damage or loss, this will be paid back within 14 days after departure.


  1. Take care of the house and surroundings

The main tenant and the co-tenants must occupy the rented accommodation with the required care, taking into account the tranquility of the environment. The tenants will behave like a good family man and during the stay will keep the holiday home against fire, frost damage, burglary, etc. The tenant hereby explicitly acknowledges responsibility for theft of and damage to the contents if the theft happens without traces of burglary. . In the event of theft without traces of vomiting, eg due to non-closing of windows and doors in the event of absence, the tenant is liable for the damage suffered. The tenant hereby also declares to have been informed of the operation of all electrical appliances, the house rules, etc. and will therefore be able to operate, maintain and comply with them faultlessly. The swimming pool is professionally maintained once a week by a company appointed by the landlord, daily maintenance is done by the tenant.


  1. Cleaning

The tenant is responsible for the cleaning of the house during the stay. After completion the holiday home must be delivered "broom clean" by the main tenant and the final cleaning will be done by an appointed firm of the landlord, the tenant will be responsible for these costs.


  1. Cancellation

In case of cancellation by the tenant, he will owe the following fees:

  • Up to 60 days before the start: 25% of the rent
  • Less than 60 days to 30 days before the start: 50% of the rent
  • Less than 30 days before the start: 75% of the rent

If the tenant does not use the holiday home or leaves it before the end of the rental period, no refund will take place.



  1. Complaints and competent court

No complaint will be handled if it is not reported by telephone within 48 hours after taking possession of the holiday home and is followed by a registered letter. The same rule applies if something serious occurs during the stay in the holiday home.

In case of dispute, only the court of Turnhout, Belgium is competent.
